We are looking to hire an experienced Alternative Delivery Project Manager to join our team! This is an excellent opportunity for someone with a strong background in heavy civil construction and experience with alternative and collaborative delivery methods such as CM/GC, CMAR, Design-Build, or Progressive Design-Build. In this role, you will manage projects to ensure they are delivered on time, within budget, and in alignment with owner expectations, contract specifications, and company standards. You will report directly to the Alternative Delivery Manager and play a key role in driving success on high-impact projects.
Responsibilities:
- Provide construction expertise and innovation during the preconstruction/CM phase, while managing all aspects of the General Contractor (GC) phase of the project, including construction execution, budget, and schedule, to ensure full compliance with project contracts and alignment with owner goals.
- Demonstrate strong experience in preconstruction planning and analysis. Collaborate with owners to manage project vision by ensuring scope, decisions, and budget are effectively aligned and implemented.
- Develop and manage the project schedule, work packages, procedures, staffing plans, and equipment resources required to ensure timely and accurate project delivery as the GC.
- Review the initial project contract and supporting documentation for completeness. Partner with the owner to address any discrepancies in specifications, resolve conflicts, and manage scheduling issues.
- Oversee engineering and scheduling teams in identifying and negotiating change orders. Engage the Alternative Delivery Manager for support when needed.
- Prepare and present monthly cost and revenue forecasts and reports to company leadership.
- Perform additional assignments as directed by management.
- Maintain effective working relationships with supporting departments and the project owner to ensure alignment with the project work plan and payment schedule.
- Serve as the primary point of contact for all third-party stakeholders, including landowners, local businesses, and government agencies involved in or affected by the project.
- Promote and enforce safety protocols by conducting weekly site safety checks, participating in safety meetings, and supporting both internal and owner safety programs.
- Review and approve staffing and equipment requirements to ensure efficient and productive project execution.
- Support project discovery efforts by leveraging relationships with owners and engineers to identify alternative delivery projects for pursuit.
- Assist with the procurement and proposal development process for alternative delivery projects.
Knowledge, Skills, and Abilities:
- Excellent interpersonal skills with a proven ability to build and maintain positive working relationships, especially within CM/GC or other collaborative project delivery environments.
- Highly skilled in identifying, tracking, and managing project risks to ensure successful project outcomes.
- Advanced proficiency in Microsoft Office Suite, particularly Excel (including data analysis and complex formulas).
- Working knowledge of scheduling software such as Primavera P6 or similar platforms.
- Strong ability to read, analyze, and interpret technical documents, including scientific and engineering journals, financial reports, and legal contracts. Skilled in responding to inquiries or change requests from subcontractors, management, regulatory agencies, and owners. Capable of effectively presenting complex information to owners and public stakeholders in collaborative project settings.
- Strong analytical skills with the ability to define problems, gather and evaluate data, and draw valid conclusions. Able to interpret complex technical instructions presented in various formats and apply them to both abstract and concrete scenarios.
Education and Experience:
- 7+ years’ experience in construction project management required.
- 5+ years’ experience in managing personnel required.
- Bachelor’s degree in construction management, Engineering or related field a plus.
- Experience in CM/GC or heavy civil construction is a plus.
Physical Requirements and Environmental Conditions:
• Prolonged periods of sitting
• Must be able to lift and carry up to 50 pounds
• Office-based work with varying temperatures.
• Occasional travel to jobsites with fluctuations in weather.
Job Type: Full-time, exempt
Salary: Starting at $125,000 annually; Based on experience
